do I make my association
payments?
Three payment
options are available - automatic deduction from your bank
account, payment via on-line banking or payment with a check.
If you
sign-up for automatic payment, your regular assessment
payments will be automatically deducted from your bank account
each month. Click Service Forms
to print an ACH Authorization - you can sign-up at any time.
If you pay
via an on-line banking service, you MUST include the
association's name AND your account number (located at the bottom
center of your payment coupon) in the payment information.

Do
I need to order a payment book?
Payment books are mailed in
mid-December to those co-owners who are not using the automatic
payment service. If you have recently purchased your home,

When will I receive the
annual operating budget for the new fiscal year?
Budgets are typically mailed
after the Board of Directors approval or in mid-December.

given to the Board of Directors. If you wish to address the
Board of Directors in person, please request the day and time of the
next scheduled board meeting.
How can I obtain the Master
Deed and Bylaws?

Us to request these documents. They will be copied for a fee and
made available for pick-up. Please allow 2 days for preparation.
Hint: These documents may have
been given to you at your mortgage closing. You may wish to review
your closing documents before ordering copies.
How can I change our
Designated Voting Representative?

Voting Representative form at any time. All co-owners receive this
form prior to each annual meeting.

How do I file a complaint
about my neighbor?
Please contact the police
immediately if you are concerned about your personal safety.
If you wish to file a complaint
with the Association, please submit your complaint in writing. Herriman & Associates, Inc. will schedule a hearing and
notify the (allegedly) offending co-owner. You will be asked to
appear at a board or committee hearing to state your complaint.
How can I obtain proof of the
Association’s insurance?
The Association’s insurance
agent will provide proof upon request. Click Contact

Do I need any property
insurance?
Yes, you cannot rely on the
Association’s property casualty and liability insurance policies to
cover your personal property or any improvements or betterments to
your unit. You are urged to consult with your
insurance agent.
Can I lease my unit to
someone else?
If you are planning to lease
your unit, a copy of the lease should be sent to Herriman &
Associates, Inc. prior to signing. Herriman & Associates, Inc.
reviews leases for the Association to assure that all leases and
rental agreements state that tenants or non-co-owner occupants shall
comply with all of the conditions of the condominium documents.
Can I change the exterior of
my home?
There are restrictions relative
to making modifications to the common elements - the exteriors of
buildings, the common grounds and some interior building

complete a Modification Request. The Board of
Directors must approve your request before you begin any
modification.
Will my cat be welcome at the
Association?
Yes, but the Association
has certain restrictions regarding pets and you should review the
Bylaws. Co-owners may have only one cat and/or one dog per home.
When will rubbish be removed?
Rubbish is picked up
each Wednesday.
Maintenance Information
Should I change my exterior
light bulbs?
Yes, you should change
the exterior light bulbs at your garage and front porch. The
Association will change the bulbs in street lights.
Should
I trim my shrubs?
Yes, you should
trim your own shrubs and trees. The Association will trim the
landscaping at the entrance.
How do I turn on/off my
exterior spigot?
Interior valves need to be shut
off every fall to prevent pipes from bursting. The shut off is a
two step process - 1) turn off the interior shutoff valve, which is
near the exit point to the outside and then 2) open the exterior
spigot to allow remaining water to drain out and then shut it off.
In the spring, simply reverse the process.
How do I turn on/off my lawn
sprinkler system?
Do not attempt to turn on/off
the lawn sprinkler system. A contractor will need perform
maintenance on this valve periodically. You will be notified when
scheduled appointments are needed.
