| Assume primary responsibility for managing all maintenance
services for which the association is responsible |
| Establish procedures for resolving maintenance problems
not covered by a maintenance contract, for both emergency
and non-emergency problems |
| Central coordination of all such maintenance services |
| Process routine and emergency work orders |
| Facilitate scheduling of appointments for work requiring
interior access |
| Follow-up and evaluate performance of services by personal
inspection and communication with co-owners |
| Detailed invoices provided on all work performed by
Herriman & Associates, Inc. maintenance staff |
Regular inspection of grounds and buildings by Community
Association Manager
