Where
do I make my association payments?
Three payment options are
available - automatic deduction from your bank account, payment via
on-line banking or payment with a check.
If you sign up for
automatic payment, your regular assessment payments will be
automatically deducted from your bank account each month. Click Service Forms
to print an ACH Authorization - you can sign-up at any time.
If you pay via an on-line
banking service, you must include the association's name AND
your account number (located at the bottom center of your payment
coupon)) in the "Pay to" line. Mail payments to the
address below.

I need to order a payment book?
Payment books are mailed in
mid-December to those co-owners who are not using automatic
payment service. If you recently purchased your home, please

When will I receive the annual operating budget for the new fiscal
year?
Budgets are typically mailed in
mid-December or
after the Board of Directors approval.

How do I contact the board of
directors?

Us. Your concerns, comments or compliments will be
given to the Board of Directors. If you wish to address the
Board of Directors in person, please request the day and time of the
next scheduled board meeting.
How can I obtain the Master
Deed and Bylaws?

Us to request these documents. They will be copied for a fee and
made available for pick-up. Please allow 2 days for preparation.
Hint: These documents may have
been given to you at your mortgage closing. You may wish to review
your closing documents before ordering copies.
How can I change our
Designated Voting Representative?

Voting Representative form. You will also receive this
form prior to each annual meeting.
How can I change my emergency
information on file?

to change your personal emergency information or your emergency

How do I file a complaint
about my neighbor?
Please contact the police
immediately if you are concerned about your personal safety.
If you wish to file a complaint
with the Association, please submit your complaint in writing, not
via e-mail. Herriman & Associates, Inc. will schedule a hearing and
notify the (allegedly) offending co-owner. You will be asked to
appear at a board or committee hearing to state your complaint.
How can I obtain proof of the
Association’s insurance?
The Association’s insurance
agent will provide proof upon request. Click Contact

Do I need any property
insurance?
Yes, you cannot rely on the
Association’s property casualty and liability insurance policies to
cover your personal property. You are urged to consult with your
insurance agent.
Can I lease my unit to
someone else?
If you are planning to lease
your unit, a copy of the lease should be sent to Herriman &
Associates, Inc. prior to signing. Herriman & Associates, Inc.
reviews leases for the Association to assure that all leases and
rental agreements state that tenants or non-co-owner occupants shall
comply with all of the conditions of the condominium documents.
Can I change the exterior of
my home?
There are restrictions relative
to making modifications to the common elements - the exteriors of
buildings, the common grounds and some interior building

and complete a Modification Request. The Board of
Directors must approve your request before you begin any
modification.
Will my cat be welcome at the
Association?
Yes, but the Association
requires registration of all pets and has certain restrictions
regarding pets. Click Contact

Can
I recycle items instead of using the dumpster?
Yes. Recycling bins for paper, plastic, tin and glass are
located at the dumpster locations throughout the community.
Large items should be placed in the enclosure next to the
maintenance building.

Should I change my exterior
light bulbs?
Yes, co-owners must replace
exterior light bulbs at their own unit.
How do I turn on/off my
exterior spigot?
Interior valves need to be shut
off every fall to prevent pipes from bursting. The shut off is a
two step process - 1) turn off the interior shutoff valve, which is
near the exit point to the outside and then 2) open the exterior
spigot to allow remaining water to drain out and then shut it off.
In the spring, simply reverse the process.

Why is my neighbor asking
about my utilities?
Your unit may have some shared
utility components for your building. This includes exterior
or interior access for telephone panels, water shutoffs, sewer
clean-outs, etc. You may be contacted for access to your unit in
the event of a building emergency or to perform routine maintenance.
